Find The Right Buyer Agent!


With almost 7,000 licensed Realtors in the Richmond area, how do you find the right one for you?  There are many different ways you can find Realtors to talk to.  You could ask family, friends or colleagues who they recommend.  You could look on various websites and social media sites to check out the Realtors online.  You could go to open houses in the neighborhoods you are considering and talk to the Realtor who is hosting it.  You could drive through neighborhoods to see who has homes listed for sale.

So as you can see, there are lots of different ways to find the Realtor you want to work with.  But before you do sign the Buyer Agency Agreement and commit to working with that Realtor, schedule a time to sit down and talk to that Realtor, or even several Realtors.  You want to find the one you are comfortable with and who you feel will have your best interests.

Below, I have listed a number of questions you can use to interview your Realtor or Realtors.  These are just a few questions, and they will definitely help you understand if that Realtor will be the right one to work with you.

QUESTIONS TO ASK YOUR POTENTIAL BUYER AGENT!

  • Are you licensed?  When did you get your license?
  • Will you represent my interests only - or would you potentially be a Dual Agent?
  • What is your experience and training?
  • What designations do you have - and why do they benefit me?
  • Will you be working with me - or will I be working with assistants or another team member?
  • How will you communicate with me?
  • What is your compensation?
  • Why do you think you are worth the compensation you expect to be paid?
  • How will you be paid?
  • When we are touring homes, what should I be looking for?
  • What contingencies and concessions would you recommend that I put into any offer I write?
  • Do you know a good lender, appraiser, inspector, attorney?
  • How long have you been a Realtor?
  • What is your availability?
  • Are you a Full Time or Part Time Realtor?
  • How do you help buyers compete in this market?
  • Can you explain the homebuying process from start to finish for me?
  • How well do you know this area?
  • What is your buyer marketing plan you will use when we work together?
  • How many buyers did you work with this year?
  • What is your ratio of buyers to sellers?
  • What makes you different from all the other Realtors in the Richmond area?

There are no right or wrong answers to these questions, but they will help you get a good feel for how experienced the Realtor is, how they will work with you and if you are comfortable with them.
