WHAT EXACTLY DOES A BUYER AGENT DO?

In my role as a buyer's representative, my primary responsibility is to safeguard your interests throughout the entire home-buying journey, starting from the initiation of the home search until the closing process.  Key tasks include identifying properties aligning with your criteria, organizing showings, conducting market analyses to ensure equitable pricing, formulating appealing offers, negotiating terms on your behalf, and overseeing various aspects of the buying process such as inspections, financing and legal documentation.  As your Buyer Agent, my goal is to minimize stress in your home-buying experience and promptly address any issues that may arise, ensuring a smooth path to the closing table.  I am readily available to address your inquiries and provide clarity, ensuring you are confident in knowing that I am exclusively representing your interests throughout the process, leaving no room for uncertainty about whose side I'm on - yours!

DO I HAVE TO USE A BUYER AGENT TO BUY A  HOUSE?

No!  Purchasing a house independently is entirely feasible.  The acquisition of a home stands out as one of the most substantial and intricate transactions in one's life.  Having an experienced guide can be invaluable when queries arise.  In the role of your buyer's agent, I am here to safeguard your interests, furnish you with local market insights and advice, secure the best possible price through negotiation, and adeptly handle the intricacies associated with real estate transactions.

ALL HOUSES ARE LISTED ONLINE, SO ARE YOU THERE TO JUST "GET ME IN THE DOOR?"

Not all properties featured on the internet are currently available, and conversely, some available properties might not be visible online.  Through my access to the Multiple Listing Service (MLS), I offer the most up to date information on the newest listings.  As your agent, my role extends beyond providing access to listings.  I am committed to guiding you through the entire home search process, which includes managing all the necessary paperwork and coordinating with various professionals such as lenders, inspectors, other agents, title companies and appraisers.  The comprehensive nature of my services is designed to save you time, alleviate stress and support you in making well-informed decisions.

I THOUGHT WORKING WITH A BUYER AGENT WAS FREE!

As a Buyer's Agent, my services are not provided at no cost.  Typically, my commission is balanced by compensation offered by the seller's broker.  This implies that the expenses associated with my services may be incorporated into the fees the seller pays to the broker overseeing the property sale.  In instances wehre the compensation offered by the seller's broker falls short of covering my fee, we have various options available.  You can cover the difference, we can request the seller to include it, or we can explore a combined approach.  The Multiple Listing Service (MLS) displays the cooperative commission amount offered by the seller in each listing description.  I will furnish you with details on all properties meeting your criteria, irrespective of the cooperative commission offers.  Additionally, I will inform you if the offer does not fully cover my fee, enabling you to consider this factor in your decision making process.

DO I HAVE TO PAY ANY HIDDEN FEES WHEN WORKING WITH A BUYER AGENT?

Transparency is key in my professional practice.  While my compensation is typically covered by the seller's broker, we'll discuss any potential additional costs or exceptions and agree upon them in advance, before we begin the home search.  These possible exceptions will also be detailed in the buyer representation agreement.

I LIKE TO KEEP MY OPTIONS OPEN - WHY SHOULD I WORK EXCLUSIVELY WITH ONE BUYER AGENT?

Opting for an exclusive partnership with a single buyer's agent proves to be a more advantageous approach compared to maintaining informal, non-committed relationships with multiple agents.  Having a dedicated agent who is wholly focused on your needs ensures a level of professionalism and commitment.  Unlike listing agents, whose primary allegiance lies with the seller, a buyer's agent holds a fiduciary responsibility to you.  This commitment allows for personalized advice and negotiation without encountering conflicts of interest.

THE AGENT WHO SHOWED ME X HOME ARE REALLY NICE, SO WHY DO I NEED A BUYER'S REP?

When contacting a number on a For Sale sign or attending an open house, it's important to note that the agent representing the property is dedicated to facilitating a sale on behalf of the seller, prioritizing their interests.  In contrast, as your buyer's agent, my exclusive commitment is to you and your needs.  I am here to offer thorough analysis, impartial advice and skillful negotiation to secure the most favorable terms for you.  While listing agents may be courteous, they may not offer the dedicated advocacy and personalized service that a buyer's agent can provide throughout your entire home-buying process.
