You and your Buyer Agent have talked about what you're looking for in a home, and you might be set up on an online search, or maybe you're doing some browsing on sites like Zillow or Realtor.com. You’ve found some homes online that tick all the right boxes, you're familiar with the area, and the photos look great! So, by the time you go for a showing, you probably already like a lot about the place. But, seeing a home in person? It’s a totally different experience.
So, what should you really focus on when you first walk in? If you’ve done a bit of research, you may have a checklist of things to check out. But let me suggest something a bit different: put the list away and take a moment to feel the house. This is your chance to see if it’s truly “the one” for you.
Sure, there are plenty of details like checking for cracks in the foundation, doors that don’t close right, or testing the water pressure, but I’ve got you covered on these things! Part of my role as your Buyer Agent is to keep an eye out for any red flags. I’ve been in real estate for almost 30 years, so I know what to look for and can point out things you may want an inspector to focus on later. That way, you can spend your time thinking about how the home fits your needs and vision.
Don’t stress over cosmetics either! Paint, carpet, lighting, and even things like kitchen hardware can all be updated easily. Focus instead on the bigger picture. Does each room feel right? Do you like the way the space flows? Can you picture your family cooking in the kitchen, watching TV together, or entertaining friends in the living room? What about the yard—does it feel like a good fit for you?
Remember, I’m here to help you avoid any major pitfalls. If you find a home you love but want to make a few changes, let’s talk it over. You’ll often know the right home when you walk through the door—it just feels right. And sometimes, a home that didn’t seem perfect on paper ends up being the one you fall in love with!
